BEAR LANE INSTALL
Innovative Modular Offices Under Disused Railway Arches
The Ringway Bear Lane build, which enabled redundant space beneath railway arches to be brought into productive use as offices and meeting rooms, was a complex project. Installing portable buildings in challenging subterranean conditions with restricted access in central London was the build’s key constraint. To capitalise on the space available beneath the railway arches through extremely tight access, the Cube team had to bring seven individual flat-packed units into position using a skate system, which were then joined together on-site.
The build consisted of:
- Large open plan office (17m x 6m)
- Two adjoining meeting rooms (8m x 4m each)
- Welfare unit with kitchen, toilets and shower
- Supervisor’s security office
“The very limited access made installing any building under these railway arches particularly challenging”, said Brandon Weston, Cube Modular’s MD. “With careful planning our experienced crew did an excellent job in transferring the units flat packed into position underground and completing the main building in just 3 days.”
When we won TfL’s HMpF Central Framework, we secured four railway arches as part of our solution to provide a Project Office and Rapid Distribution Hub to meet our clients’ needs.
We were looking for an innovative solution for both our office and staff welfare at this site, and Cube Modular provided a ‘flat pack’ approach to meet our design needs. The solution removed all our access issues, reduced installation time and enabled us to provide good quality working space for our staff.
